The Biggest challenge for Absentee Rental Property Owners

Absentee rental owners are always challenged with maintaining their properties.  As a Professional Property Manager I differ from many as I am truly a Hands On Manager.  I have owned and remodeled many properties here on Oahu and in that process have picked up the skills to do many basic maintenance items.  While I have fully licensed and insured professional Electricians, Plumbers and Handymen available, fixing some basic repairs is much less expensive if I do it.  Changing a broken fan, garbage disposal, unclogging a toilet, defrosting a refrigerator, putting in a new light fixture, are all simple items but cost time and money to bring in a high dollar professional.  A refrigerator that is not cooling is many times just due to the freezer having iced over, an easy repair.  My tenants know I will respond promptly for basic repairs as opposed to waiting days for the typical repair where they agree to come between 8 and 5.  Not very user friendly.  Aside from pricing my management services below the current average on Oahu--I will give you much better service.  You will not find a more "hands on" Manager on the Island.
